 What Do These Conditions Mean?

Should you purchase a new furnace, replace your windows, install solar panels? Probably not. The first thing to do is obtain a diagnosis and confirmation of the problems with an energy audit. It doesn't make sense when you have a stomach pain to schedule an appendectomy unless you've been properly diagnosed and referred by your doctor. Invasive procedures are a last resort.

 

A similar process should apply to your home's functional health as well. For example, it may be needlessly expensive and time consuming to have a home improvement contractor start tearing out drywall searching for damaged insulation - unless specific areas are pinpointed through an energy audit and infrared thermal imaging. Without an independent verification of your home's energy problems the likely causes and best solutions may not be identified. When it comes to home energy issues, what often seems obvious may not be relevant.

Homes in Maryland, Baltimore and Hanover, PA have similar energy problems. If your home exhibits any of the above symptoms it is likely that the energetics in your home are not in the proper balance to provide the comfort you need at the cost you desire. Drafty windows, cold floors, dry air in winter, difficult temperature regulation, old, inefficient HVAC systems, high heating, cooling, and hot water bills indicate that you should seek greater energy efficiencies from your house. A comfortably warm attic or crawl space in winter suggests that heat is being wastefully lost from the conditioned living space.

Furthermore, stuffy conditions, ice-dams, droplets on walls or windows, mold, mildew or musty odors are signs that excess moisture is present, which has or likely will cause decay of structural components if the source is not removed. Unfortunately, the presence and source of moisture and water leaks often go undetected, because moisture can occur inside walls and other inaccessible locations. It is not just defects in roofing materials that cause moisture problems, but a common source is condensation from poor weather-sealing, insulation and ventilation.

When the symptoms of energy-inefficiency as noted above are suspected - discomfort, high heating/cooling bills and the like - it is prudent to seek an energy audit to confirm the conditions and problems so that solutions can be recommended and energy balance restored. However, because the locations and causes of so many of these symptoms are invisible to standard visual inspection, thermal imaging techniques are necessary to reveal them. This approach is much preferred in terms of cost and time compared to invasive testing that damages walls and other structural components in a home.
